Hello, this is Marko Rubel with Unlimitedfundingprogram.com, the authority in real estate investing. Today I've prepared a short video addressing the challenges of investing in property at auction. Real Estate investments involving homes at auction and bank owned properties can be intimidating and confusing for a new property investor. I hope the information in this video will give you a basic understanding of how buying houses at auction may be more work then you initially thought. Question - I tried to get a house with a lot of equity with direct mail, now it's in a property auction Tuesday at the courthouse. Do you have any advice? Answer - The house is going to auction and you are trying to direct mail to that house, then obviously, it wasn't effective. You weren't able to catch it before the house went to a real estate auction. Now, if for some reason you really like that house, and you have access to cash and you know something about the house, you know a kind of repairers, then obviously you could pull the pal search so you know exactly on which lien you're bidding. You could go down to bid at the County Courthouse and get that house by winning the home auction. Now the question is, do you really want to do that? First of all, you would need to have all cash to buy the property in auction. Second of all, is it's not our type of business because when you buy for cash you would have to sell it to people who will be able to get it on a loan, and were talking about the majority of people who have great credit and a down payment. We may not want to necessarily do that. What I would do. There are plenty of houses out there to invest in, I would avoid buying houses at auction. However, I would continue marketing Janet. I would continue marketing and more importantly, going on appointments! Every phone call you get, go on appointments so you can practice your presentation. You can go through the PEN process. This means you need to have seen the house you want to buy (preferably more than once) and you will need to understand what is being said in the legal pack, particularly around fees. The Property When you agree to buy a house at auction you are legally obligated to do so. Therefore you want to be sure that the property is right for you. You should go and view the property several times before the auction occurs and, if possible, take along a second set of eyes. 2. The Legal Pack Looking through the legal pack for a property is just as important as seeing the property itself. You will want to take everything into account before you buy. The owner of the property is offered a "redemption" period, varying from 6 months to 2 years, to pay off whatever is owed on the property in taxes plus any additional fees. Example: - Owe $15k in taxes, bought for $20k at auction - Standard 16-35%, some states are higher How Do You Find Tax Sale Properties? - Pull the list from the county tax office - Subscribe to monthly tax sale newsletters - Also research sites like auction.com, or other affiliate sites that hold auctions within your city, pull their list Researching and Preparing for the Tax Sale Auction - Call your county clerks office - public records format? - Register for the Auction - $10 in texas for 3 months - Lien Background Check - Once you have the list, google map the properties - Pin point the addresses you are interested in - Pull comps for the addresses of interest - Establish - rent? flip? fix and flip? - Consider repair costs, or complete replacement costs - Calculate your bottom line - most you are able to bid - Verify funds with your bank - pull out cashiers checks day of Bidding Process - Some properties will be pulled - meaning the taxes have probably been paid off (explained) - Go through list of properties you pulled from Tax office - Vocally bid out your numbers, some places use raising of signs - highest bid wins - Not as intense as people make it out to be Tax sale auctions are incredibly fun to attend, but can definitely be overwhelming if you do not come prepared. Some key things to remember before attending any auction are, always remember to stick to your game plan and stick to your research. I say this because emotions can be your worst enemy. How To Find Properties To Flip on Real Estate Online Auction Sites like Auction.Com

In this video, I talk about bidding on Auction.Com. There are a lot of online auction sites where properties are listed for sale. Most of these listings are for cash investors that bid on these properties. Many of the properties listed on online auction sites can be good candidates for fixing and flipping. A lot of the properties that are listed are Bank Owned REO Properties and Short Sales. Some of the most popular online auction sites include www.auction.com, www.Hubzu.Com and www.Xome.com. But there are many other real estate auction sites. The banks also have their own web sites where they list their inventory of bank owned properties for sale. Bidding on Online Auction Sites can be very confusing and I will explain to you why. These online auction sites started proliferating as a result of the foreclosure crisis when there was too much bank owned inventory on the market. Banks found that they needed an efficient mechanism to move large amounts of inventory off of their balance sheets and directly to investors. And with this, sites like Hubzu (used to be called Go Homing) were born. Originally these sites only had bank owned properties and short sales on them and they were a great source of deals for investors. We purchased hundreds of houses through these online auction sites. However as time went by, and inventory dried up, these sites realized that they needed more inventory. So they started listing first foreclosure trustee sales, then regular sales direct from seller, and finally some of these sites (like Xome) started feeding in MLS listings as well. This creates a lot of confusion for investors. For you, as an investor you need to learn how each of these sites work. Bidding on Hubzu is different to bidding on Xome which is different to bidding on Auction.Com. Each site has different features and it is important to understand these features and know what to bid on and which properties to avoid. These sites have different bid requirements and bidding on the wrong properties can be a huge mistake (for example trustee sales). I probably purchase 50% of my houses from wholesalers and the other 50% are a combination of online auction sites, direct mail and buying direct off the MLS. Inventory is changing, and as inventory tightens, the direct to seller model is still a great way to acquire properties. Many wholesalers utilize this strategy, and if a wholesaler has a good deal under contract that I could fix and flip for a good profit then I am going to buy the property regardless of their fee and how much they are making.
