These angel investors typically come in four distinct groups: 👉Individual Angel Investors- As for finding angel investors directly, this is the hardest route, by far. First, because they prefer to stay anonymous. And, second, because they don't know you at all. Sometimes rich individuals have built formal family investment offices, with professional managers screening deals for them. But,if they can afford a family office, they prefer to invest $5MM+ in more typical venture investments, not $500K for a startup. Preferably, you need to find an individual that understands your industry and business model and can bring real value to the table. If they have first hand experience in your space, and they think they can help you accelerate your efforts, it is easier for them to get over the investment hurdle. So, identify those individuals, and try to figure out someone they know, who can credibly make an introduction for you. As an example, if you think you have the next great video gaming technology, I would research what similar video game technologies have recently been sold (meaning the founder just got very cash rich), and reach out to that founder to tap into their expertise as an advisor, board member or investor. Notice, I didn't lead with investor. You need to establish credibility with this individual before jumping into the investment question. And, if he doesn't want to invest, he may know others in the industry that would, so ask him for references. Venture capital firms are also aware of key angels in their market, so reach out to them for guidance. Angel List is a particularly good resource that makes finding angels for your region/industry easier than ever, so check them out as a good place to start. But, again, look for credible relationships to help open the door for you, preferably to investor is your home market (as most angels tend to bias local investments). 👉Angel Investor Networks This category, is my favorite category: networks aggregating angel investors. Like the family offices, investors set aside funds for angel investments, screened by a professional team that sources deals for the network. So, the individual angel gets to keep their anonimity and have the comfort of a team of smart managers doing due diligence on investment targets, on their behalf. So, instead of one angel investing $1MM by themself, 100 angels aggregate $100MM and invest as a group in the deals they like the best, individually or collectively. I have a business plan prepared but I need some assistance to help me to structure to some type of offering. I guess I'm looking for some type of private placement memorandum structure, except that I don't want to issue stock. I was thinking of offering very attractive returns on a loan plus a provision for a revenue sharing note. Or possibly even revenue sharing preferred shares as mentioned in an article on this site. I'm not an attorney and I really can't afford to hire one for this purpose. So I was hoping there might be some resources available to help me to structure something which is both fair to the investor and my company and which properly documents the terms and conditions. If you’re already in the habit of saving and investing regularly, the next way to accelerate your net worth is by having your own business. Businesses don’t have to be hugely complicated and don’t always required large amounts of cash up front. The number one thing you’ll need, at least in the beginning, is time. And time is a hugely important thing to think about before choosing a business direction. Ask yourself how much time you’re prepared to give to your business, both at the beginning when you’re setting it up and on a day to day basis to make it a success. If you already lead a busy life and aren’t prepared to sacrifice your other commitments, the best option would be to invest as a silent partner in someone else’s early stage business or use one of the many platforms like Crowdcube.com to find a start-up which offers good potential. The problem with investing in someone else’s business though, is that you’re not in control and you’ll only ever receive a small percentage of the profits that a business makes. If it turns out your business partners are more Del and Rodney than Jobs and Wozniak, you could find yourself relying on the lottery to become a millionaire. A much better option is to have your own business and an easy way to start that is through platforms likes eBay, Amazon or even Etsy. Dropshipping companies have made becoming an online retailer easier than ever. They offer a wide range of stock for you to sell and they manage the shipping and returns of any items. All you have to do is research which items you want to sell, decide how much you’re going to mark them up and load them into your online store. Unlike a traditional shop, there’s no big upfront costs for storage space or for the stock itself so you can be up and running with a minimal amount of investment in no time at all. The top performing eBay shop in the UK last year pulled in monthly sales of nearly one and a half million pounds. That’s just shy of eighteen million pounds in one year alone without even having to change out of your pyjamas. But if the idea of spending your days uploading stock photos on to eBay in your nightwear doesn’t appeal to you and you have a bit more to invest up front, there are other options. One of these is to buy the rights to sell a product from one country in another. Let’s say you’re on holiday in the US and you come across a particularly good product or an emerging trend that you think there’s a market for elsewhere. Do your research and see if it’s possible to buy the selling rights to the UK or wherever you think you can make it work as a viable business. Keep in mind though, a product being successful in one country doesn’t guarantee its success in another. Don’t let your holiday mindset cloud your judgement. The last thing you want is to wake up the day after your holiday with a bedroom full of Uncle Sam figurines. If you’re not lucky enough to come across a “killer” product on your travels – you can always look at international franchise opportunities on the web. I spoke to a guy recently who acquired the UK rights to an American basement waterproofing product and he’s already turning over more than £2 million at high margins. And all because he sat on the committee of his local golf club and was asked to find a solution to the damp leaking into their basement! Buying the rights to sell a product in another country might not guarantee its success but it does provide you with a strong grounding to launch your business with a support network from the parent company to help it grow. But if you don’t want to set up a business from scratch, even with someone else’s product, you can always buy an existing business. Distressed businesses, where the owners have either lost interest or don’t have the creativity or mindset to make it work, can be relatively inexpensive. Typically, owners of distressed business will be desperate to offload them and that puts you in a winning position when it comes to agreeing a purchase price. This is a more advanced strategy but it’s how I started with what is now the Elite Investor Club. Strong sales and marketing skills are the most important asset when it comes to turning a business around and if you want to truly scale your business, purchasing multiple businesses with similar or complimentary lines and centralising the back office and overheads is the way to go. The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. More videos and coaching are available here: http://www.nathangold.com/ When you are given the opportunity to pitch your company and all you have is a microphone and a panel of investors waiting for you to pitch, you need to be well scripted and rehearsed for the performance. Without a script indelibly inscribed in your brain, you will usually run over on time, not cover everything you wanted to talk about, or worse, completely lose your way. This cannot and should not be an extemporaneous talk where you condense your 10 minute presentation into 2 minutes. The real purpose of the 2 minute pitch is to convince an investor to ask you questions that will ultimately lead to one of two outcomes. Either they will like you enough to continue talking with you or they can become a resource for you to leverage at some time in the future. Recently, at the VCTaskforce in Palo Alto, California, 10 companies were given 2 minutes to pitch to a panel of angel investors. These were who's who in Silicon Valley, such as Tom Cervantez co-founder of the Harvard Angels, Raffy Chatav from Silicom Ventures, John Ryan from Band of Angels, and Paul Twombly from Keiretsu Forum. You should see what these people give as feedback to people who obviously have not really prepared for the event. Speaking of preparing, that is exactly what this video is all about. You will learn how to have a great opening that will capture the attention of the listener. Following that, you'll be able to clearly articulate the value of your business by answering 6 questions on the minds of your investors. After watching this video, you will clearly understand and know how NOT to sound the S.A.M.E. as other presenters. This is one of those steps that you can can do NOW. If you’re watching this and you don’t already have a credit card, when you’re done with this video, watch this: https://www.youtube.com/watch?v=ukaWAjgkH9M&t=30s Step 2: SAVE YOUR MONEY. The reality is that you can’t invest in real estate with no money down, no income, no credit…it just doesn’t happen. So this means that in order to save money, not only will you be required to live somewhat frugally so you don’t spend everything you make, but you will need to MAKE MONEY. I know this sounds common sense, but it’s at least every day that I get people asking how they can buy real estate without having any money…it doesn’t happen. Step 3: SHOW YOUR INCOME on a tax return. his means that you can’t just have one great month on Shopify and then expect to use that as a down payment…lenders want to see consistent, stable income before they give you a loan. Step 4: Get prequalified. It’s as easy as going to a few major banks, having them run your credit, giving them your tax returns, bank statements, and some other minor information…and they will give you a pre-approval amount based off those numbers. You can then take that pre-approval and shop that around a few other banks, getting them to match or beat those terms. Step 5: LOOK AT EVERYTHING IN THE MARKET YOU WANT TO BUY IN. Do your research. Find out which areas you feel are undervalued and where you feel people will be moving to. Drive around on weekends through every street and neighborhood. See every open house on a Saturday and Sunday within your price range, plus maybe a few hundred grand so you know what’s out there. The more you see, the better you’ll be able to recognize a good deal when it comes up. Step 6: Make offers on places you feel are a good deal. Know your price, know what it’s worth, and have patience. It’s more important to get the right property at a fair price than wait years trying to find the unicorn of a deal. Step 7: Do your inspections. I usually tell my clients to do all the inspections they can, and usually it’ll be a break even when you re-negotiate a credit with the seller. I also take it a step further and also walk two contractors through the unit who will give me a free bid on how much things cost to repair. This way, I know everything that’s “wrong” from a cosmetic standpoint and exactly how much it’ll cost to fix. Step 8: Close on the property. In the interim here, you’ll be speaking with your lender, getting in all the information they request from you, do an appraisal on the property to make sure it’s worth what you’re paying, and you close. Once the property is yours, this is where the fun begins! Step 9: Do minor renovations. Most people ask “where do you find your contractors?!” And my answer to this has always been Word of mouth, and yelp. How do I put together a cost effective business plan that provides for minimal investment and provides cash flow for growth?”- Brian Joe: A business plan is if you’re going to go out and raise money. We don’t raise money. A lot of people think, ‘I went to business school and business school says before you start a business you need to have a business plan because you’re going to invest a certain amount of money and you need to see how long it’s going to take before you get that money back.’ Joe: I understand that. I understand having a plan for going forward and doing things, but what you could do is you could emulate a plan that we know works. I have a plan, the “For Rent Method”, that works very well, and we have other things that we do as well, but the “For Rent Method” is a great one to get started with. It’s very easy, it doesn’t require cash and it doesn’t require any credit, so the first time you make money on it, you get an instant return on your business and you can start living on that almost immediately. Joe: It does cost you some money to learn how to do it and go through that process, although I give away so much free information on this blog that you can probably get all of this information for free. Or, you can buy my book on Amazon, “Automated Real Estate Investing” for $2.99 - just type in Joe Crump and you’ll see a couple of books. One of them is a green cover and one’s a red cover – buy the one with the red cover because that’s about automated real estate investing, so it’s very cheap to get going and it is a business plan in itself. It shows you what you need to do, i.e. step one, step two, step three, etc. – it teaches you step by step what needs to be done. Joe: I had a fellow come to me and say, ‘Joe, I need to create a business plan so that I can give this to my dad so that he’ll give me enough money to afford your business program.’ And I told him the same thing. I said, ‘We don’t really create business plans. It’s not really necessary. You don’t know where your business is going, so whatever you write down in your business plan…’ – I’ve talked to so many startup people, whether they’re in software, real estate or whatever business they have going that’s not a franchise (because franchises already have a step by step in place and don’t require business plans) and if you don’t have anything in place to start with, what you do is start taking action on things that seem reasonable to make money or you use a system like mine which is similar to a franchise where you already know what you need to do, and then you can grow from there. Joe: If you want to go off and do wholesaling deals, you can do that. If you want to do rehab deals, you can do that. I do all of those things as well. I have some students that do short sales, real estate agents especially, and they do them, which I find to be a pain in the butt, but I can see how they can be valuable. Joe: There have been times when I’ve built and done new construction that made sense. Most of the time right now, I don’t see that as making a lot of sense – the loan market is very tight, so I try to do things that don’t require any loans or any conventional lending or hard money or private investors, and if you can set up deals that do that, it’s going to be a lot easier for you to build a business and if you use a step by step plan that somebody else has already created, that’s also going to make it a lot easier. What is going to give me the highest return, with the LEAST amount of risk? And also, how much risk do I need to take, how hard do I need to work for that, and what’s going to get me the best value? Here’s my thoughts when it comes to what I want to do in 2019: First, I’m planning to use about 60% of my income this year to diversify and strengthen my stock market portfolio. This is something I pretty much see as a lower risk, lower time commitment, and yes…lower return investment. I think a more beefed-up well balanced portfolio would insulate me from anything outside my control and give me a little more liquidity, in the event I ever needed it. This move is really about spreading out my risk and also taking a more passive approach when it comes to investing this year - just for the sake of rounding out my investments. So when it comes to doing this, because everyone just wants specific information, I’ll likely be investing a significant portion of my income between three funds - this strategy is also known as the “Three Fund Portfolio”: First, I’ll be investing about 70% in Vanguard’s Total Stock Market Index - VTSAX. Second, I’ll throw about 20% in Vanguard’s International Stock Market Index - VTIAX. Lastly, I’ll just throw 10% remaining in the Vanguard Bond Market - VBTLX. This strategy is more about investing in something completely hands off, zero work, just set it and forget about it…and this way, I’ll have the peace of mind knowing that I’m investing in something I consider 100% passive income. Now my SECOND investment will be back to real estate…in previous years, this was my priority…but this year, it’s taking the back seat, but it’ll be a fun one. About 30% of my income this year will be saved up, cash, in high interest savings accounts earning about 2.2% or so. I’ve been somewhat casually looking at real estate to buy this year, but I just can’t find anything that’s worth getting… And when I look at real estate, I look for VALUE…I buy places I’m 100% sure I can make money on…and from the properties I’ve seen so far, I just can’t find anything that’s a sure thing. So instead, here’s where I’m starting to realize there’s a lot of opportunity: DEVELOPMENT. This is where my cash is going to come in handy. For instance, I have one unit where once the tenant moves out, I can spend about $60,000 fixing it up, and I’d be able to make an extra $1100 per month in rent. This is over a 20% CASH RETURN ON MY MONEY. Also, like I mentioned a few months ago when I did the house tour of the new place I just bought, I’d eventually like to spend about $200,000 and create what’s called an ADU on the property - this is an Accessory Dwelling Unit, and this is just a fancy term for a guest house. Basically, I can build a $200,000 guest house and rent that out for about $1600 per month. That works out to be nearly a 10% cash return on my money - pretty much risk free, especially if I paid for this in cash. So right there, with about $260,000 spent…I can make a guaranteed $2700 per month EXTRA with no additional debt, and no risk. To me, that’s the IDEAL scenario, and I can’t imagine any other investment I could possibly make right now that would give me those numbers. So between those, that’s pretty much where most of my money is going this year. Balanced Index funds and save up cash for some development to increase existing cashflow…I see this as lower risk, more diversification, while still increasing value at the same time. Hope that makes sense - this move is all about more diversification, spreading out my money a little more, focusing on investments that might be slightly more passive, and trying to be a little less heavy in real estate - just because that would be the smart thing ANY investor should do.
