Sustainable homes and off-the-grid living is on the rise, and with rising energy costs it’s easy to see why people are unplugging from mains power, disconnecting town water and becoming self-sufficient. Put simply, off-the-grid living refers to homes that are sustained autonomously without a reliance on municipal resources — such as electricity, water and gas. In this episode of Future Homes, Tasmanian couple Peter and Robyn show us their exceptional off-grid dream home situated on 80ha of pristine Tasmanian forest. After living in the suburbs of Sydney, the couple purchased the stunning block of land in Tasmania to build their dream home for retirement. After discovering that the the land was not connected to the grid, they decided to build a self-sufficient home. Their home does not rely on power for heating or cooling, with the sun providing enough natural light for the house to always remain warm. Where power is required, the home is solar powered with a hydro-generator in the creek in the forest nearby. The home is built using natural materials from around the property, for example granite-like rock and pine wood. They see the property as a chance to conserve Tasmania’s beautiful forest and wildlife. The couple also built a fire bunker into the hill by their home, so that they can defend the house in the case of a bushfire. This due to the personal value that self-contained living has given to their home. They take great pride in the dream home that they have created and consider their home to be an example of how others can lead their lives sustainably. These searches are often conducted by small exploration companies called wildcats. Step 1: Look for surface indications of oil Look for obvious signs of oil on the surface of your land. Tip Surface indications might include oil seeps or petroleum residue in soil samples. Step 2: Look for correlations Look for correlations on your land with the sites of other wells, matching fossils, rock properties, and electrical and radioactivity data. These correlations may predict where oil-bearing strata begin on your property. Step 3: Study gravitational variations Study variations in the earth's gravitational field on your land. If very light oil-bearing rocks are found near the surface, the gravitational force they exert will be less than that for heavy rocks. Step 4: Study the magnetic properties Study the magnetic properties of the underlying rocks on the property. Most rocks that contain oil are non-magnetic. Step 5: Study sound transmission Study the way sound travels through the earth on your land. The time it takes sound to travel through underlying rocks is characteristic of the types of rocks involved. Tip Don't forget to acquire the mineral rights on your land if you have not done so already. Doing so will ensure that if you find oil, it's legally yours. Step 6: Drill a small test well Drill a small test well if the results of your studies are promising. Now you can sell your oil-rich land and move to Beverly Hills. Did You Know? John D. PEAK RESOURCES - THE RARE EARTH REFINERY Tees Valley an exceptional versatility, adaptability and top class “plug and play” location providing the perfect infrastructure for a top class rare earth refinery To better position Peak in the market, a strategic decision has been made to establish a rare earth refinery at a location with access to global shipping, cheap and reliable bulk reagent supplies (particularly hydrochloric acid and caustic soda), a skilled labour force, readily available power, water and environmentally sustainable options to dispose of tailings materials. Wilton International Site (“Wilton”) in Tees Valley, 5th largest UK port by volume with an annual cargo volume of 40 million tonnes, near the town of Middlesbrough in the United Kingdom (UK) is a large scale industrial park offering a “plug and play” option with existing access to reliable competitively priced power, utilities and services. Wilton is also located within 3km of the Teesport, a deep water port where the rare earth mineral concentrate will be shipped, and close to a number of facilities that are capable of managing the tailings from the process. Peak Resources’ in-house technical expertise has allowed the Company to develop a competitive, custom made chemical route that delivers the most cost effective method of extracting the high value elements Neodymium and Praseodymium. Peak Resources is one of the few market players outside of China who plan to be fully vertically integrated! The Company is targeting to produce and market the following 4 products: -A high purity 2N neodymium + praseodymium oxide (99.9%) product of approx. 2,810 tonnes per year (tpa) -A combined mid+heavy rare earth carbonate of approx. 625 tpa per year(equivalent to 330 tpa of contained REO ) -A separated lanthanum rare earth carbonate of approx. 7,995 tpa (equivalent to 4,230 tpa of contained REO ) -A separated cerium rare earth carbonate of approx. 3,475 tpa (equivalent to 1,920 tpa of contained REO ) Furthermore, The Company has the support of the UK government through the Department for International Trade which includes UK Export Finance as well as locally from the Tees Valley Combined Authority. The Wilton site is also located within an Enterprise Zone with Enhanced Capital Allowance status. Companies located at this site can apply to receive a first year capital allowance of 100% on qualifying plant and machinery currently set to a maximum of 125 million Euros. The corporate tax rate is currently set at 20% and is expected to reduce to 18% from 1 April 2020. The planned capital expenditure for the refinery according to the BFS – update results approx. US $165 million including 15% contingency and 5% owners costs and we anticipate an annual operational expenditure of US $40 million. An awe-inspiring engineering feat, Dubai Palm Islands is definitely the largest artificial islands on earth. These Islands are three man made islands in the form of massive palm trees connected to the beaches of Dubai. The first island is the Palm Jumeirah, Jebel Ali Palm second and the third is the Palm Deira which is the biggest of them all. This artificial archipelago located off the coastline of United Arab Emirates in Persian Gulf. Dubai islands project was commissioned by Sheikh Mohammed in an effort to maximize beachfront property. Dubai's palm tree-shaped resort island on land built from the sea will contribute 120 km of beaches. Aside from the construction of the ambitious expansion, there is also the problem of constructing a mini city, which consists of 4,500 high-end residential homes, miles of roads, luxurious hotels and many amenities that will require basic human resources including electricity, safe drinking water and many more. This enormous project will position Dubai as one of the top tourist destinations in the world. I will tell you why these islands have appeared and that they must satisfy. Dubai is an emirate that open sea about 50 km (an estimate) and the sites required for building projects are on the beach. The Palm Islands are an artificial archipelago (islands) in Dubai, United Arab Emirates. Major commercial and residential infrastructures will be constructed by Nakheel Properties, a property developer in The UAE. The Belgian and Dutch dredging and marine contractors, Jan De Nul and Van Oord, some of the world's specialists in land reclamation, were hired to complete construction. The islands are the Palm Jumeirah, the Palm Jebel Ali and the Palm Deira. Each settlement will be in the shape of a palm tree, topped with a crescent. The settlements will have a large number of residential, leisure and entertainment centers. The Palm Islands are located off the coast of The UAE in the Persian Gulf and will add 520 kilometers of beaches to the city of Dubai. The first two islands will comprise of approximately 100 million cubic meters of rock and sand. The Palm Deira will be composed of approximately one billion cubic meters of rock and sand. All materials will be quarried in The UAE. Among the three islands, there will be over 100 luxury hotels, exclusive residential beach side villas and apartments, marinas, water theme parks, restaurants, shopping malls, sports facilities and health spas. The creation of the Palm Jumeirah began in June 2001. Shortly after, the Palm Jebel Ali was announced and reclamation work began. While scouting for locations in Dayton Ohio we saw this weird brick house where someone glued wood to the exterior brick which is odd but not totally crazy. Upon further inspection, we saw a bubble window and that sealed the deal. We must see what is inside. All of the windows are round and there are 2 huge skylights cut in the ceiling. It was hard to find a consistent theme but I believe it was Nautical because of the round windows, rope on the second floor, and the homemade pipe ladder with steps. The second floor was not the only place in the home that got our attention. The first floor had what looks to be a pool but a small odd one and a huge creepy painting. Outdoor units can be sized to accommodate multiple zones of heating and cooling. 4. In snowy climates, the outdoor unit should be mounted above the snow line. 5. As a rare earth company with no property, Don explains Medallion’s unusual business model that involves buying other companies waste materials. Monazite, a by-product material of the heavy mineral sands processing business, is purchased and then processed for rare earth extraction. Don talks about the rare earth market, and how the trend is leaning more towards the demand of permanent rare earth magnets. Certain classes of rare earth magnets are five to ten times more powerful than a traditional iron magnet. This is important for companies seeking energy efficiency, especially for vehicles. As vehicles contain many electric motors, more efficiency can be drawn out of the automobile by utilizing rare earth magnets that lighten the weight dramatically. Don comments on other uses for rare earth magnets, and focuses on the reindustrialization of factories around the world, which will be using robots. As with vehicles, efficiency is going to be key, and these robots will require rare earth magnets for the motors that drive the assembly system. The company is currently looking into a number of jurisdictions in Southeastern USA — a monazite plentiful area — to set up processing. Key elements in selecting a location will be low operating cost, access to reagents to process and extract the rare earth, and available work force. The company’s possible scale of production will be dependent on how much monazite can be acquired, the available customer pull, and the capital required to build the plant. Don finishes off the interview by explaining that Medallion may have the best opportunity outside of China to get to significant rare earth production in the next number of years. The company plans to buy waste material as an ore, which can ultimately be processed relatively easily and inexpensively. With low capital cost and low operating cost, a large proportion of the output is planned to be put directly into the fast-growing magnet market. Tracy Weslosky: I want to talk to you about GTA Resources. You moved up nicely in May and so I'd love to get an update since we last spoke to Wayne Reid during PDAC. Peter Clausi: When Wayne was at the PDAC he mentioned that we had acquired a property that we call Ivanhoe. It's in northern Ontario beside the Borden Lake deposit, which was just purchased by Goldcorp for in excess of half a billion dollars. We since acquired further claims in the area by staking. We started a boots and hammer program and we expect to be drilling later this summer. We're very excited by that. Tracy Weslosky: Let me back you up. How does such a small company as your pick up such a large piece of property that's next door virtually to such a highly valued resource? Peter Clausi: We're a lucky group. We have a very deep board of directors and a very experienced management team with great contacts in the mining industry. We try to conduct ourselves with ethics, with integrity and as a result we find that we're offered good projects to work upon by prospectors and explorers who trust us. Tracy Weslosky: Well, speaking of that I have read the board and management teams. You have a very substantial board and management team. I noticed you also picked up some interesting acquisitions in Newfoundland. Can you talk to me about this? Peter Clausi: The Newfoundland property is called Burnt Pond. It actually consists, as many properties do, of different areas. We almost surround the Duck Pond Mine, which is now owned by Teck. Duck Pond is a zinc-copper producer. We staked claims. We acquired further claims by acquisition just approved by the TSX.V. It appears that our geology is the same as that which underlies the Duck Pond producing mine. Tracy Weslosky: Of course, Newfoundland is a very interesting place. Right now we have a number rising stars in that area. You have zinc, copper, gold: what else do we have in these two pond acquisitions? Peter Clausi: We think it's just zinc and copper. There have been historical tracings of gold, historical tracings of silver, bur our early indications are that it will be a zinc property. Zinc is exciting right now because it has a long supply response and it does appear as though the world will have a zinc shortage about 2018 to 2020 and is one of the few metals that will be suffering that shortage. Tracy Weslosky: I've noticed you seem to be an acquisition play. Is that what GTA Resources is or what is the objective for GTA Resources with this team? Peter Clausi: Well, clearly the objective is always to make money for the shareholders. We're doing that because we have only 30 million shares outstanding. Resources Resources for Buyers and Sellers I’ve put a lot of work into my platform at myagentdouglas.com to create an all-encompassing property search experience. With just a few clicks you can get your search criteria together and get search info for your neighborhood, or any area. The site is linked directly to the MLS, so all the properties are currently on the market, and the information is completely up to date and accurate. Recently, we added a schools information plug in. You can scroll down the property information page, and you will see school ranking information on a map, followed by school info. You used to have to go to separate sites to do this research, but here it’s all in one place. In addition, there’s also a mortgage calculator built into that same page. What’s wrong with just using national portals like Zillow and Trulia? Most buyers and sellers don’t realize those sites are set up for the sole purpose of capturing consumer emails to resell to real estate professionals. You might say, “So what!? They’re easy to use, and I just want to use their info.” The only reliable sites are those connected directly to the MLS. Properties update to the MLS in a matter of minutes, whereas those same properties are not uploaded to sites like Zillow, Turlia, and the like, for 9 days or more. Not only that, when it does upload to one of those sites it often contains informational errors. If you’re trying to find a good deal, or you’re an investor—any smoking hot deal is gone by the time it hits one of those sites. According to an article on the Bigger Pockets web site, “Should You Stop Searching…,” a study showed “approximately 36% of the listings shown as active on Zillow and Trulia were no longer for sale on the local MLS.” So the disturbing fact is as high as a third of the properties you’re looking at are no longer for sale. The Bigger Pockets site goes on to explain the agents associated with the listings are not always the actual listing agent. The overall reliability of those sites is negligible. Can you believe any of their information? I’ve heard the Zillow “Zestimate” referred to as the ultimate “Guestimate.” Studies have showed the “Zestimate” price is generally 5-10% off the actual estimated value of the home. If you need a quick benchmark, it works ok, but you should never make any serious decisions based on those price points. It does give you a ballpark for possible cost and/or rental amounts, but only as a fast check. If you want accuracy you need to tap into programs Realtors have access to, that will generate reports based on more sophisticated comparative sales and recorded data. Some tips on using the search functions: Input your property search criteria. Once you click on the “Search” button properties matching your search criteria will appear. You can simply click on the property picture, which will bring up the property information page. Or, you can use the map search function to search by map location. If the map is too small in the site window, you can also click on the “Google” tab or the “Report a map error” tab, and it will open up to a larger Google Maps window. With this function you can search using Google Earth, or Google maps, where you can zoom in and see the area within a larger screen. Hopefully the search tips and the information about the national search sites was helpful.
