How the City Knows How Much My Property is Worth: Explained with Statuettes

How does the City know how much my property is worth? In order to figure out the value of your property, the city uses a process called "mass appraisal." City assessors start by reviewing sales data on all the properties that have sold in Edmonton in the previous years, and they sort that data based on the type of property. All the houses grouped together, all the condos grouped together and all the offices grouped together. Then, they use sales and property data on different types of properties to create a statistical model of property values, which lets them figure out how things like the size of the property, the neighbourhood it's in and what year it was built, affect its value. Then, assessors compare your property to this model to determine what your property would have most likely sold for on July 1st of the previous year. Finally, assessors review the results and make adjustments if necessary to make sure the model is working right. Think of it like a vintage store. To figure out the value of this super-fly ceramic pug statuette, the store looks at what different stores are selling ceramic dog sculptures for. Then, it compares the individual ceramic pug against the results, considering things like: How much have models of canines lovingly hand-crafted in clay sold for in the past, the quality of the pug in question and where exactly ‘ol Captain Snickerdoodle comes from, in order to figure out its—sorry, his—specific value. And again, to make sure the results check out, there’s someone who can come along and take another look. And that’s how the City uses mass appraisal to figure out how much your property is worth. Part of the reason younger generations in particular get left out of these conversations, is that they don't understand the numbers behind the current housing boom. In her talk, Eliza goes back to basics. She explains measurement terms, real dollar values and how to recognize when people are undermining the cost of owning in Sydney. Eliza warns not to leave economics to the economists. Studies of economics are accessible from high school, university and the internet, and will give young people the tools to articulate what they need from policy makers. Eliza is an economist, writer and comedian who believes economics should be accessible to everyone, not just economists. She currently works as a market analyst for onthehouse.com.au, and has a regular economics segment on FBI's 'Backchat'. Decentralisation was its central pillar, but this is no longer the case. In today's Internet we see single points of failure emerging all the time. So, how can we fight the centralisation of the Internet? Konstantinos Komaitis gives us the eight fundamental characteristics that make the Internet the unique technology that it is today and he urges us to fight for it. Konstantinos Komaitis is the Director of Policy Development at the Internet Society, a not-for-profit organisation in Geneva. Konstantinos provides analysis & strategic advice in support of the Internet Society’s policy, advocacy and mission, including the promotion of the open development, evolution, and use of the Internet for the benefit of all people throughout the world. Konstantinos leads on policy development and strategy in issues relating to the digital economy, including access and competition, intellectual property, technology trade, and Internet governance. He held important roles i.e. as Chair of the Non-Commercial Users Constituency at ICANN. He has a BA in law (Aristotle’s University,Thessaloniki & 2 MA degrees, in International & European law (Sheffield) and in Information Technology & Telecommunications law (Strathclyde). Also holds Doctorate and is the author of “The Current State of Domain Name Regulation”. He is an arbitrator for the Czech Arbitration Court. However not all property is taxed: only land, buildings, automobiles and a few other items of "real" or "tangible" property is actually taxed. The kind of property that is UNTAXED in the US is "intangible" property: chiefly that property in the form of stocks and bonds. No level of government taxes that property. As that kind of property is owned chiefly by the richest among us, exempting intangible property from taxation is a gross bias toward the rich in our system: a scandal always and a special scandal in a time of service and employment cutbacks by cities and towns claiming they "have no money." Abandoned Homes:  A Threat to Your Property Values

Lamunta Williams was shot to death as he and some friends skipped class and hung out in an abandoned house just a couple of blocks away from the school.Williams' tragic death raises a larger question about vacant, boarded up houses. When they sit for months, even years without attention, they attract crime and drag down neighborhoods.We are digging deeper into the problem of abandoned homes, and you'll find out what neighbors and authorities are up against, when they try to do something about them.It's been months since anybody OFFICIALLY lived in one duplex in East Chattanooga. Unofficially is a different story. The night I visited, I walked right through the unlocked front door. There was a nasty couch.. Garbage piled up on the floor.. Dirty clothes somebody left behind. And a rat.. a big one, that ran behind that couch.It's a long way from that rat's nest to the Chattanooga city court clerk's office, where I found records pointing to the owner of that duplex . The records are littered with the word DEFAULT, meaning the city court judge found the owner guilty because he no showed. That owner is Robert Everett Stanard, who lives near Atlanta.. a web search shows. He has an undergraduate degree from Georgia Tech. He worked on his master's in Engineering at U-C Berkeley, He also owns Restis properties.He doesn't care, says Linda Robinson, who lives two doors down from another of his abandoned homes. He doesn't have to live on this street.. it really doesn't matter to him.AND according the city Stanard is Chattanooga's worst offender when it comes to abandoned properties. Neighborhood Services has cited Stanard and Restis 119 times in the last three years, for dilipdated buildings, overgrown yards, litter and dumping. Add up all those judgements up and they come to $19,272.60. Meanwhile, we've seen possums, rats, rats as big as possums, all come running out of that yard, says Jackie Bell, another neighbor.Neighbors have had enough, And not JUST with Stanard. We've called 311, and they've given us another number to call, says Robinson.Nothing ever gets done.Deputy Administrator Tony Sammons in the Department of Economic and Community Development, says his inspectors do the best they can. We have to follow the city code, Sammons told us, and there are certain processes or steps within that process that we have to take. Apparently, certain processes can take years.In the meantime, we discovered Stanard and Restis are also well known in the Hamilton County Tax Assessor's office. Since 20-10, Tax assessor Bill Hullender says the two together owe back property taxes totalling 79 thousand 6 hundred 31 dollars and 89 cents. According to Hullender, Stanard has been masterful at using bankruptcy filings to avoid that bill. Does it seem like Stanard knows how to manipulate the system? I asked Hullender. I'd say, he's a pretty intelligent man, Hullender told us.We have had no luck finding Stanard. His local office is shut down. None of his Atlanta phone numbers work. When you call his home to leave a voicemail, the message tells you his voice mail is filled up, and immediately asks if you're still on the line.That's when you are abruptly hung up on.Meanwhile, Stanard's neighbors suggest he consider the Golden Rule. I would ask him to come up here and live in his own house, Linda Robinson told us.So what CAN be done? City authorities can eventually seize Stanard's property and demolish it.. they say demolition is always the last resort. Records show, one of Stanard's homes was torn down just last week, and the hearing on another one, is scheduled for Wednesday. That process is slow and complicated by Stanard's FOUR bankruptcy filings.We'll let you know how the clean up is going..

How to Determine Property Value - http://www.camerondirect.com How to determine property value is just as important as finding the deal itself. If you can't find out what the property value is, it's going to be hard to make an offer on the property because you need to know how much you can sell it for. There are several ways in which we determine property value. One of those ways is through the MLS. The MLS is a property listing service that all real estate agents and appraisers use. It provides information to them so they can determine home values fairly accurately. They are able to see active listings as well as properties that have sold. Real Estate agents can run a CMA or comparative market analysis for you in order to determine the property value. Or you may be able to get access to it if you are an assistant to the agent, married to one, or maybe it's a close friend or relative. Title companies also provide "property profiles" where you can pull comps and tax roll data because they too have access to this information. There are some online free web sites like zillow that will provide you with information on what the home is worth. Although, this is a great tool to give you an idea what the value might be, it's not always accurate. So with these free online property value tools, it's ok to get an idea, but it's always good to get a second opinion most likely through an agent. We created a home value estimator that is similar to zillow but it also provides recent cash buyer purchases and private lender deals in the surrounding area. It's very cool. Another way to determine property value is through the tax assessor. Some counties in the U.S. provide online access to the tax assessor information which can give you details of the assessed value. This is the tax assessed value to prices can swing either way. Then we have subscription services. The 2 big ones are Fidelity Site-x and RealQuest. Both of them offer services where they will gather information from the assessor and process it for you. Bottom line is that you need to understand how to determine property value. Lastly, once you have determined value and especially if you've done the research yourself, you always want to run it by an agent. Our code instantiates our web browser (Internet Explorer) and navigates to the URL of our choice and then helps to get or extract the data using events. We also ensure that the code is placed in appropriate columns and rows so that any further analysis is made easy. The next question I hear a lot is, ”I’m in X city and I don’t believe that it’ll work in my city,” and, which I disagree with. We’ve been able to do this in every city in the country. We’ve been able to do this in places outside the country, in places in Europe, Australia, the UK, Canada, Mexico. I had a guy in Kazakhstan doing this. I had a, you know, I had a lady in Dubai doing this. So, I know that these techniques will work anywhere you’re at. But, a lot of times what I find is, if my students don’t believe they can do something, they probably can’t. You know, if you don’t believe you can pull something off, it makes it really difficult to do it. So, sometimes it makes sense to start someplace else. So, let’s say you’re in a really high end market and you’re a newbie, you’re green, you’re wet behind the ears, you know, all that stuff. And you get on the phone and you talk to somebody’s who got a $700K property and people that have $700K properties expect a lot. They expect you to be competent. And they expect you to be smart and it’s intimidating sometimes when you are just getting started talk to them. And it might be easier talking to someone, and it may not be that $150K property owner expects anything less, but, I think the perception is, oh, they’ve got $150K property. They don’t have as much money so they must not be as important as somebody who has a $700K property. You know, it’s ludicrous that we actually think this but I think that a lot of people actually have that feeling and they get intimidated. So, instead of, if you’re in a big high end market, sometimes it makes sense to work in a low end market, too. I like working in high end markets because you make more money on them. And if you’re competent, you’ll make money, but it’s also, if you’re working in the market where you live, you can go fact to face with people and sometimes people will trust you more if they see you face to face. And so, work the high end market that you’re in. But also work another market, maybe a lower end market you know, Midwest, rust belt, sun belt, you know, you can work in a lot of different states and work, you don’t have to do this locally. It can be remotely. So let’s say I’m in California, southern California and I’m in a, you know, $500K average price range area and I start doing the Automarketer in that area and I’m bringing in leads and I’m talking to people and I’m not getting deals together, so I decide let’s also do it in Memphis. I want to do it in Memphis, Tennessee, the property values are in the $200K range. I can work with those people and I’m little more comfortable talking to them and I talk to them from California, in Memphis, and somebody says, “Yes. I’m going to do the memo with you. I’ll sign the memo. I’ll do a deal with you.” You can then put an ad in craigslist, find boots on the ground, say I need somebody who’s going to go to this house, put a sign in the yard, put a lockbox on the door, take pictures for me, get a signature, you know, or you can do that through the internet, by the way – everything you can do through the internet and on the phone these days – and that way everything can be shunted through that other person. And you can do everything without leaving your house. My philosophy is that if I have to leave the house I lose three hours. So my philosophy is don’t leave the house. Try to do everything from your home so you don’t have to go anywhere or do anything. Nobody else is distracting you. You can shut off the phone when you need to, you can focus on what you need to do. You can make the calls when you need to, and you can call back people that weren’t able to reach you while you’re talking to them. And that way you’ll have the most valuable use an productive use of your time. You know, you don’t want to be doing this, you know, twelve hours a day. You want to do this two hours a day, three hours a day, and have the same income that you would have made on the job that you’re working now, working eight hours a day.
