Make money when you buy. This is absolutely crucial when you invest in real estate - you either need to buy into cash flow, buy into equity, or buy into a combination of the two. Do not do what everyone else does and buy something at market rate for market rent without allowing yourself some room to improve those numbers, and your investment 2. Never fall in love with an investment This is one I see too many people fall victim to. They go out to look for an investment, then see a home they “fall in love” with, despite it being a terrible money-sucking investment. But hey…maybe it’s just really charming, or reminded them of their childhood house, or whatever…point being, if it’s an investment, it’s a BUSINESS. Not a romantic-comedy. You cannot get emotionally attached to a property you’re investing in. 3. Big picture, laster focus While the bigger picture is fine to pay attention to, local markets are much more important. Don’t get too caught up in headlines and following trends because real estate is such a micro-economy. Each property and city is its own individual investment opportunity. While they can trail overall economics, every single property is like its own stock - some are undervalued, some are overvalued, some are going up in value, some are going down…the specifics are what make this type of investment really, really unique. Your market will have its own opportunities outside of everything else that’s going on. 4. Think long term - get a fixed rate loan This is one that I’m a firm believer in. Some people might disagree with this, they might want to take a riskier approach, but my philosophy is simple: buy once and hold. Even though you might be able to get a cheaper loan by going for a 5-10 year Adjustable Rate Mortgage, which means that your interest rate will only be locked in for so many years before it’s adjusted to market rate, it’s much safer to lock in a one-time rate NOW and then hold it. You know your holding cost will at least remain consistent throughout the life of the loan, until you either refinance, pay it off entirely, or sell. 5. Finally, make sure it cash flows. You should focus primarily on your cash flow - how much money are you investing into the deal and how much will that make you every single month. Do NOT barely operate on a thin margin of cash flow unless you’re making a significant amount of equity and have the cash reserves to pay out of pocket if and when something goes wrong. The biggest problem I see happening is when people cash flow a few hundred dollars on their investment, barely scraping by, and then something comes up and wipes out a years worth of profit…even if they made a ton of money by paying down the loan, they need some type of cash flow for it to really make sense. Focus on cash flow, while still taking everything else into consideration. Cash flow first…everything else second, then evaluate the deal from there. 6. Bonus tip…don’t be your tenants best friend. I’m a really, really nice landlord…sometimes too nice. When I first started, I really wanted to be buddy-buddy with my tenants and be the “cool” landlord. No. Bad idea. This is often when you get taken advantage of, even if its not even intended…this is when they start calling for personal favors, extended time on rent, or fixing things that aren’t your responsibility to fix. This often puts you in a difficult position between being a friend and being a business person. And once you’ve opened the friendship floodgates, it’s difficult to shift into the mindset that you’re running a business and that this is your investment. My biggest piece of advice is to treat it strictly as a business - be friendly to your tenants, but do not be friends. Stick to the contract and enforce it. It’ll end up saving you in the long run. You shouldn't invest in real estate if you don't know the market. You have to know about the location and what kind of residents are in the area. When you know what you’re doing, you’ll make money. If you’re not making money, then you don’t know something. The real estate is a game about KNOW. The 4 Quadrants of Real Estate are: ● Price ● Down Payment ● Debt and ● Cash-on-cash Important is Price and the most important is Cash-on-cash. Use the 3X rule to figure out what property you kind afford. If you can put down $100,000, then you can afford a $300,000 property. If you put down $1,000,000, then you can afford a $3,000,000 property. Debt is not a bad thing. It’s not an expense—it’s optional. Dave Ramsey will tell you not to have any debt but everyone has debts. The fact that I have to rely on oxygen is a debt load. Debt is what gives you leverage to own a property that you didn’t even pay for. Debt is your friend. You have two types of people who post these signs, the first is generally the wholesaler, and the second is the one who teaches you how to wholesale. So lets start with the first one: the wholesaler. A wholesaler is someone who finds a distressed property, gets it under contract under market value, and then assigns that contract to an investor for an even higher price. The wholesaler then profits the difference in price between what they have the house in contract for, and what their investor is willing to pay. But the most difficult part when wholesaling is finding distressed sellers. And as a wholesaler, generally your time is not best spent finding these deals…it’s best spent NEGOTIATING these deals, and then pitching these deals to investors. That’s where the sign comes into play. So the wholesaler will them teach you how to find deals…this is usually a time-consuming process that involves calling numbers from the public record that are behind on their payments, calling absentee owners, door knocking distressed sellers, or what’s called “driving for dollars” - which is basically where you drive around a neighborhood, find a home that looks poorly taken care of, and then door knock it to see if they’re willing to sell. This term is also known as “Bird Dogging.” You as the “Trainee” will get paid for leads you bring in to the wholesaler. Hypothetically, if you product results and bring in motivated seller leads - Yes, you can make some pretty decent money. So in that sense, it CAN be a legitimate business. But this benefits the wholesaler more than anyone else - the wholesaler gets free work, only pays if THEY make money, and with this there’s very little risk to the wholesaler besides their time training someone what to do. The second type behind this sign is the person will explain that they’re holding a “free seminar” on how to get started making money in real estate. They usually then upset you on programs that you have to pay into to learn the business of wholesaling. These types of companies might also have a second spin on things, as well. You can join their inner program, for a price, and then get a commission for anyone else who buys their educational material. So either way you look at it, you’re usually getting the short end of the stick anytime you call these signs…just don’t do it. When it comes to investing in real estate, how do you know what market to get into? If you already follow me, you know that you should go after big apartment deals. Purchasing a home is not an investment. The bank sold middle America on the dream of owning a home. When you buy a house—you don’t really own it—the bank does. Never buy anything that you can’t own. When you really know your real estate market you’ll: Be in it—love it Keep it—location is growing Produce Income You want to be the landlord and own where you rent and rent where you live. People take large apartments for granted in America. These types of properties are an aberration that other countries don’t have. Big deals are going to perform well over time. It’s Wall Street that’s going to buy them in the future. What type of deals should you invest in? Don’t go little. Go as big as you can. I recommend investing in 16 units or higher (preferably 32 units) that are cash flow positive. You should also be in it for the long term. The reason why small deal or single family homes are a bad investment is because they rely on one or a few renters. That’s why I don’t invest in small properties. The bigger deal you go, the more cash flow you’ll have to provide you cover during market corrections. Know Your Market! Before you invest anything, you need to know what market that you are getting into. Different markets allows you to get away with certain things. It should be in your neighborhood and you should understand what jobs are coming in, is it overbuilt or expanding, and what people are willing to pay for. Research the market. Call local businesses. Get a feel for the economics in the area. Find out where corporations are going to be. I’m investing in Orlando right now because I know Mickey Mouse will stand the test of time. Manage What You’re Doing! Most people fall apart when it comes to managing the asset. You get good at this with experience. Always have a backup plan. Never rely on one of anything. Here’s my thoughts about what’s happening with the real estate market, some things to watch out for, and my personal opinion of what I think is going to be happening with Real Estate in 2019. My prediction for 2019 is that the FED is going to be VERY strategic with their rate increases…they see the immediate impact a rate increase has on the stock market, and any HUGE rate hike would be detrimental to the economy. Because of that, I think we’ll see rates increase about half a point in 2019. Next, lets talk about supply and demand - and with that, we’ll talk about excess inventory because the two are directly correlated. I’m personally seeing a LOT of excess inventory coming from new constructions and investors who started their projects 6-18 months, and are just now coming to the market as they finish completion. Because these properties NEED to sell, oftentimes because the owners take out short term loans to save money on interest, they’ll be priced fairly aggressively to get them off the books. In terms of price appreciation, much of this will be very location-dependent. I think we’ll see some markets do considerably well, for instance around the Amazon HQ2 locations. Overall, I’m going to say real estate prices are likely to increase about 3-4% in 2019…basically just inflation, plus an extra 1-2% on top of that. And one last thing, is that we’ve definitely seen some stock market turmoil lately…this does INDIRECTLY effect the price of real estate, as investors have less money to invest when they lose money in stocks. I personally think 2019 won’t be a stellar year for stocks, and I’d expect things to continue to stay relatively flat. Now at the end of the day…all of this considered, long term, this really won’t make any difference. 30 years from now, you’re not going to be worried about whether or not you should’ve bought a year later or a year sooner…it won’t make a difference. And as an investment property, when people don’t buy, they rent…and this means rentals do well in a “bad” economy. When we’re in a great economy and people are buying, housing prices go up and you’ve “made equity.” Either way, long term investment property wins. So to sum things up: In 2019, I predict we’re going to see interest rates between 5.4-5.5% I predict we’ll continue to see excess inventory coming on the market I predict it’ll take sellers LONGER to sell their property I predict that overall, we’ll see about a 3-4% appreciation on prices I predict stocks will have a relatively flat year, again …and I predict that you’ll smash that like button. They are usually handwritten letters on 8x11.5 yellow pieces of notebook paper that are used for direct mail to find motivated sellers. Yellow Letters have been used for years as a highly regarded marketing technique due to it’s higher open and response rates, compared to other mail pieces tested. When it comes to direct mail, getting your marketing pieces seen rather than tossed in the garbage without even a look is the #1 priority. Why Yellow Letters work? - Personalized Look - Envelope and the letter are handwritten or appear that way, adds a personal touch - First Class Postage - has a real stamp affixed so doesn’t look like spam/junk mail - Short and Sweet - easy read - short and to the point - Very Targeted - mail to areas/neighborhoods where you’re looking to buy or specific sellers you’ve identified What to say in your Yellow Letter? - Soft approach - “you’re looking for properties in their neighborhood and would like to make an offer IF they are interested in selling.” - More aggressive approach - “I’m an investor, and i’m interested in purchasing your home with an all cash offer.” - Basically, state your interest and intent, then give them a way to contact you. Formatting Yellow Letters - Make your contact info easy to find and read at the bottom - Name, email, phone (phone system) - Keep it concise and easy to read, test few sentences vs few paragraphs - Review samples online - Doesn’t have to be in paragraph format - Get more creative for better response - If using printer, use “handwriting” font - Return Address should be local address (PO box) How to get Yellow Letters done and mailed? - Do it all yourself - Pay someone to write letters for you and mail - Use a paid Yellow Letter service Yellow letters have been working for years, and will continue to for the foreseeable future. It’s cost effectiveness allows investors, especially beginner investors, to improve their outreach while increasing their responses. In return, generating more quality leads for their Real estate business. All-in-all, if you’ve never used yellow letters before to sell or buy a house, give it a try.
