Most salespeople, however, never recognize these signals because they are religiously attached to either: 1. The process they were trained on 2. Over-qualifying the process What I teach in this sales training is that when a prospect gives you a buying signal, you have a green light to go for a close. This helps you to gauge where the prospect is in the process. If the prospect pushes back a little, you can always go back into the process and finish with your process. I recommend always going into the close when you get a buying signal. This (of course) is an advanced technique bc you have to be ready to back-out each and every time in case the prospect is not ready. However, for introductory sales training, you may want to experiment with going into the close just once or twice to get comfortable with it. Sales is an art. You have to "feel" what's happening and have tools in your toolchest to pull from in order to close the sale faster. People have been saying we’ve bottomed out for the last six months, but honestly we still don’t know where the bottom is. There has been a lot of off-plan activity that has perhaps given an impression of a booming market, but that has been driven by aggressive pricing, good payment plans and so on.” As an example, if you take somewhere like the Springs, a standard two-bed villa is around AED1.6m – down from AED2.1m, AED2.2m two years ago. In terms of rent, luxury areas like Dubai Marina and Downtown Dubai have seen double-digit percent declines. However, all the above means there are some great deals to be had as sellers and developers are having to be more flexible. According to Phillips, “We think this will be the case for the rest of the year at least. Buying signals of a prospect can be extremely misleading. I don’t believe in them. Leaning forward, asking questions, using certain words are all classic buying signals taught in sales courses. I lean forward because I can’t hear it doesn’t mean I am either more or less interested or any closer to buying what you are selling. Prospects are expert at “playing” the salesperson. They do this to gain an advantage or to get the salesperson to give up information or maybe to get the salesperson to let his or her guard down. Don’t be misled by a prospects buying signals. Follow your sales process and use your sales skills. Ignore the body language and other nuances. You will save yourself a lot of anguish in the long run.
